What we install

Trench drain work across Thornhill

Thornhill is largely 1960s to 1980s housing on generous lots with mature trees, plus a heritage village core. Root intrusion into aging private drainage is the recurring theme here far more than a shortage of fall.

Install Process

How a trench drain goes in

Six on-site steps from the first cut to a flush, water-tight finish. Same sequence on every job — what changes is length, materials, and crew size.

  1. 01

    Plan & Mark

Marking the trench drain run across a garage opening
    • Identify water flow direction
    • Mark full drain run across the opening
    • Confirm outlet location and slope (~1%)
  2. 02

    Excavate Trench

Trench cut and excavated for the drain channel
    • Cut and remove concrete or asphalt
    • Trench wider and deeper than the channel
    • Maintain consistent slope toward the outlet
  3. 03

    Prepare Base

Compacted gravel base prepared for the channel
    • Add compacted gravel or concrete base
    • Set elevation using string line or laser
    • Base supports full channel length
  4. 04

    Install Channel

Channel sections set continuously across the trench
    • Place channel sections across full trench
    • Connect end-to-end with no gaps
    • Align slope and elevation across the run
  5. 05

    Concrete & Backfill

Concrete poured around the channel body
    • Pour concrete around both sides of channel
    • Maintain proper thickness and support
    • Finish surface flush with surrounding slab
  6. 06

    Grate & Finish

Grate installed and flush with the finished slab
    • Secure the grate into the channel
    • Ensure flush finish with the slab
    • Final check: water flows cleanly into drain

What Thornhill homeowners say

We are on the Markham side of Yonge. They knew that mattered for the permit before we did.

Thornhill-specific

Two municipalities, one community — plus TRCA on the creek lots

Thornhill is not its own municipality. The boundary runs down Yonge Street, so addresses west of Yonge are in the City of Vaughan and addresses east are in the City of Markham. Same neighbourhood, two different permit desks.

Confirmed first

Which city is your address in?

West of Yonge you are dealing with Vaughan, east of Yonge with Markham. The rules are broadly similar but the application process, fees, and inspection scheduling are not. We confirm your municipality before quoting rather than filing with the wrong office.

Permit scope

Private drainage tie-in

In either municipality, tying into your existing private storm line, sump discharge, or a soakaway on your own lot has its permit scope determined by the municipality under its by-laws. We confirm what applies before work begins.

TRCA

German Mills Creek and the Don headwaters

Thornhill sits on the upper Don watershed. Properties near German Mills Creek or the valley lands fall inside TRCA regulated area, which reviews excavation and drainage changes ahead of either city.

By-law restriction

Sanitary sewer discharge

The York Region sewer use by-law governs what may enter the sanitary sewer, and surface water is restricted under it. We do not install a connection that would conflict with the applicable by-law.

Coverage

Response from our Richmond Hill base

Thornhill is one of our closest coverage areas — typically 15 to 25 minutes from the Richmond Hill shop. Site visits are often available within a day or two.

Most residential Thornhill installs are a single day on site, then 24 to 48 hours of cure before vehicles cross the patch. The crew that quotes the job installs it.

FAQ

Common questions about trench drains in Thornhill

Is Thornhill in Vaughan or Markham?

Both. The municipal boundary runs along Yonge Street — west side is the City of Vaughan, east side is the City of Markham. It matters because the permit application, fees, and inspection booking go to different offices. We establish which applies to your address before quoting.

Do I need a permit for a trench drain in Thornhill?

Usually not for the drain itself when we tie into existing private drainage on your lot, in either municipality. A new municipal storm connection needs a permit, and TRCA review applies near German Mills Creek or the Don valley lands. We confirm on the site visit.

My drainage is original to a 1970s build. Should it be replaced?

Assessed first, then decided. Thornhill’s mature trees produce persistent root intrusion into older private storm lines, and a new trench drain feeding into a compromised line just relocates the failure. We check condition and capacity before designing anything into it.

Can you work around the big trees on my lot?

Usually. Both Vaughan and Markham protect trees over a set size, and the root zone matters as much as the trunk. We route the channel around critical root areas and hand-excavate where needed. If the only viable line runs through protected roots we tell you before you commit.

What does a Thornhill trench drain cost?

Residential installs sit in the $1,800 to $4,500 GTA range. Thornhill jobs move up when an aged outlet needs replacing, or when tree protection forces hand excavation instead of machine work.

How quickly can you get out?

Thornhill is 15 to 25 minutes from our shop, one of our fastest areas. Site visits are usually available within a day or two in a fixed time slot, and emergency callouts are often same or next day.

Water sits at the bottom of my driveway all spring. Why now and not before?

Usually because something changed — a settled slab, a root-blocked outlet, or a neighbouring property regrading. On older Thornhill lots the outlet failing is the most common cause, and it is worth finding out which before installing a drain that feeds into the same blockage.

Do you handle Thornhill commercial properties?

Yes — plaza aprons, loading areas, restaurant washdown, and service bays along the Yonge and Steeles corridors. Quoted after a site visit, with load class set by the actual traffic.
